Lake Wylie homes have been on the wish list of area residents since the lake's creation in 1904.
The lake’s 325 miles of shoreline offers plenty of real estate for Lake Wylie homes throughout three counties and numerous school districts. However, most locals consider the focal point of Lake Wylie to be around the Buster Boyd Bridge, connecting North and South Carolina. Indeed, the area on the South Carolina side of the bridge is Lake Wylie, SC, a census-designated place (CDP)…but a town in the mind of residents.
...are available from Rock Hill, South Carolina, north to the tail-waters of Mountain Island Lake between Mecklenburg & Gaston Counties. The lake’s largest body is closer to Lake Wylie, SC, where more Lake Wylie homes are located, as well as most of the significant lake developments, amenities and services.
You can find Lake Wylie homes for sale in neighborhoods such as River Hills, The Landing, Tega Cay, Woodland Bay, Misty Waters, The Palisades, Joslin Park, The Sanctuary and others. Home prices range from under $100K to several $M.
Prior to 1960, Lake Wylie was simply the Catawba River to most locals, who referred to it as “The River”. In those days Lake Wylie real estate meant inexpensive “river cabins” on lots leased from Duke Power and used primarily on weekends. This began to change in the 60’s & 70’s when Tega Cay & River Hills Plantation were developed…and when Duke Power sold (versus leased) the lake front properties.
Lake Wylie real estate offers much in the way of recreation, from boating, fishing, water skiing and sailing, to tennis, golf and bicycling, in a variety of settings. Some of the most noteworthy clubs are River Hills Country Club, Tega Cay Golf Club and The Palisades Country Club. In addition a number of residential developments offer attractive amenities… plus there are several public lake accesses.
The increasing number of “roof-tops” around the lake brought much commercial development as restaurants, marinas and retail of all types began to proliferate.
Today, Lake Wylie real estate includes a Walmart Supercenter and RiverGate, a massive, upscale shopping venue. Lake Wylie real estate offer more & more opportunities as the demographics continue to strengthen.
Lake Wylie property taxes vary greatly depending upon the county, city or tax district. Also, one must also take into account the assessed value of the property because that can vary with local governments.
And to complicate things further, North Carolina and South Carolina approach the calculation of property taxes differently. The South Carolina method, meaning York County, uses the millage rate. To calculate the property tax, the authority will multiply the assessed value of the property by the mill rate and then divide by 1,000. In North Carolina, the property tax rate is given as a percentage. For example, the Lake Wylie property tax rate in Mecklenburg County for 2009-10 was .8387 per $100 of assessed value. The Lake Wylie property tax rate in Gaston County for 2009 was .8350 per $100 of assessed value. The assessed values for identical properties may vary greatly. The Lake Wylie schools are numerous and depend upon the location around the lake. And it is to be expected that there is variance in the quality of the schools. All potential home buyers with children in school are advised to conduct their own research into the designated Lake Wylie schools before buying a home.
In York County the schools around the South Carolina portion of Lake Wylie include the York County School District 2, 3 and 4. They are said to be very good; but each district is different. In North Carolina the Lake Wylie schools on the east side are a part of Charlotte-Mecklenburg. The Lake Wylie schools on the west side are a part of Gaston County Schools.
