Fort Mill, SC

Fort Mill homes are more varied than those of most small towns.

That’s because this once sleepy town of about 10,000 is rapidly transitioning from a mill town to life in the “fast lane”. Today Fort Mill homes, including Fort Mill Township, range from those upscale homes of Bridgehampton near Ballantyne to the lake homes of Tega Cay on Lake Wylie. One can choose from lifestyles on the water, on the golf course, in a planned community, in an adult community or in a typical Charlotte type neighborhood.

Most Fort Mill homes for sale tend to be single family homes - plus a large inventory of condo & townhome developments…and many are new homes. The Fort Mill home market has one of the strongest in the region during the “Great Recession”.

You can choose from upscale luxury homes, executive homes, patio homes, lake homes & waterfront homes…or just single family homes communities. And Fort Mill homes are available at most price points…from under $100k to over $1M.

Fort Mill Real Estate

In a very unique way, the Fort Mill real estate of today is tied to the history of the Town of Fort Mill. For most of the town’s existence, Springs Industries was its primary employer and benefactor… a quintessential Carolina textile town. Today Springs is gone and so is textiles. But many remnants of Springs remain.

One remnant is Clear Springs Development Company which is busily doing its part to transform Fort Mill real estate to the post-textile era. The initial result is the trend-setting Baxter Village, using a new urbanism theme.

In today’s soft market for Fort Mill homes, Baxter is thriving like few others in the entire Charlotte region. Think of years past - frame houses, front porches, sidewalks and American flags…with most everything within walking distance. That’s Baxter Village – a community of 1,400 home sites began in 1998. It now has its own elementary school, a YMCA, a library, restaurants and lots of retail.

In 2008, at the request of Clear Springs, Fort Mill doubled its geographical size by annexing the 360-acre Kanawha development and 40-acre York County Museum site, plus more than 2,000 acres held by Clear Springs Development, Leroy Springs and Co. and the Anne Springs Close Greenway. The latter property is said to be the next development, Kingsley, with up to 1,000 homes and townhomes, plus industrial development. A future Springfield development is due to have up to 600 homes.

Another fairly recent addition in the area is the Del Webb’s Sun City Carolina Lakes in nearby Lancaster County. This is a massive development of over 1,500 acres with all of the typical Sun City amenities, including a 40,000 sq ft recreational center. Homes for these active adults are by Pulte and range from $100k to $300k.

                                                                  Fort Mill Schools :: Fort Mill School District 4

The Fort Mill School District 4 has for many years been considered one of the best in South Carolina. In deed, many people relocate to Fort Mill specifically because of the high quality of the Fort Mill Schools.

The Fort Mill school district has two high schools, Fort Mill High School & Nation Ford High School and the newly opened Catawba Ridge. The middle schools of Fort Mill school district are Fort Mill Middle School, Gold Hill Middle School and Springfield Middle School, plus Banks Trail Middle School now under construction. Several Fort Mill elementary schools feed into the middle schools.

All Fort Mill home buyers with children in school are advised to conduct their own research into potential schools before buying a home. This should include a visit to the school(s), in addition an analysis of all available information.
